  • A buyer’s agent is a real estate agent who is engaged by a buyer to work in the best interest of the buyer.  What does this mean?  A buyer’s agent loyalty is to the buyer of the property without limitation and providing the fiduciary duties to the buyer of reasonable care, undivided loyalty, confidentiality, full disclosure, obedience and duty to account.
  • A buyer’s agent  helps the buyer locate the property and  will deal honestly, fairly, and in good faith for their client.  The buyer is their first priority.
  • A buyer’s agent will provide market data and trends, insight and comparable sales to the buyer.  A buyer’s agent will perform due diligence, research the property, confirm the real estate taxes, check the certificate of occupancy etc.
  • A buyer’s agent will present the offer, negotiate the sales price and terms in the best interest of their client the buyer.  It is important to understand that a seller’s agent is not working in the best interest of the “customer”the buyer but trying to obtain the best price for their “client” the seller.
  • A buyer’s agent can provide recommendations for  home inspectors, specialists, attorneys and work with the buyer through the closing.
